The property has a <br />Comprehensive Plan designation ofLR, Low Density Residential and is zoned R-l, <br />Single Family Residential District. The property is located in Comprehensive Plan <br />District 15. <br /> <br />2.2 Single family homes are located to the north, south, west, and east of the Bruhn property. <br /> <br />2.3 Ms. Bruhn home and three-season porch is considered a pre-existing non-conforming <br />use, given its location approximately 17 feet from the rear property line. The home was <br />built in 1951, however, there are no records related to the age of the three-season porch. <br /> <br />2.4 The existing porch is deteriorating; replacement is the best option. <br /> <br />2.5 Ms. Bruhn has submitted a site plan identifying the parcel lines, the home, three-season <br />porch, and the detached garage.
