<br />September 14, 2000 <br /> <br />Mr. James Robinson <br />425 North McCarron's Boulevard <br />Roseville, Minnesota 55113 <br /> <br />Re: Request for a Minor Subdivision <br /> <br />Dear Mr. Robinson: <br /> <br />This letter is to confirm the Roseville City Council, at their meeting of September 11, 2000, <br />approved your request for a minor subdivision that would divide the existing parcel located at <br />425 McCarron's Boulevard into two single family residential lots. <br /> <br />The Council approval was based on the applicant's compliance with the following findings <br />and conditions: <br /> <br />1) The two proposed lots meet all dimensional and area requirements for new lots created <br />within ''R-1'; Single Family Residential District. As we/~ the existing home is situated on <br />the proposed Parcel B to meet or exceed the ''R-1'' setback requirements. <br /> <br />2) The proposed minor subdivision should include a five foot wide utility and drainage <br />easement adjacent to all side and rear property lines, including the interior property line <br />between Parcel A and Parcel B. <br /> <br />3) Detailed grading plans with building slab or first floor elevation and drainage direction <br />must be submitted to the City Engineer for review and approval prior to building permit <br />issuance on Parcel A. <br /> <br />4) The City policy is to accept cash in lieu of land dedication for the creation of new individual <br />lots. The dedication fee is $500.00 for the newly created Parcel A. The fee shall be <br />collected prior to issuance of a building permit on said parcel. <br /> <br />5) The City policy is to accept a Sewer Availability Charge (SAC) upon the issuance on <br />building permits for all newly created lots. In this case, new sewer and water service is <br />required for Parcel A, the location of which shall be approved by the City Engineer. The <br />SAC fee is required and will be collected on Parcel A at the time the building permit is <br />issued. <br /> <br />6) The City Engineer must review and approve the driveway curb cuts along Cohansey <br />Boulevard prior to the issuance of building permits. <br /> <br />7) The City policy is to accept additional street right-of-way to meet city master roadway <br />plans. In this case, no additional right-of-way is required in this area. <br /> <br />8) The applicant must provide that the lowest living level must be one foot (1 ') above <br />McCarron's Boulevard to avoid water problems. <br />
