<br />Narrative <br /> <br />1. Impact on traffic: None. No additional drivers. <br /> <br />2. Impact on parks, streets and other public facilities: None. The property remains status <br />quo. <br /> <br />3.a. Compatibility ofthe site plan, etc.: I believe that this change (building a new garage <br />((in a new location)) and removing the old garage) will improve all the contiguous <br />properties i.e. The property to the North will have there view to the south improved. <br />Now they can't see Maple Lane myoid garage is in the way and the new garage will be <br />constructed out of there line of site, there garage will be hiding my garage from there <br />view. The property to the East will also have there view improved to the West, at the <br />present time there view of Maple Lane to the West is partially blocked with myoid <br />garage. They will be looking at the East side of the new garage which will be located <br />approx. 50' from the Eastern property line (their home). The property to the North-East <br />will also have their view to the South-West improved with the removal of the old garage. <br />The new garage should not interfere with them at all, the closest building on there <br />property will be approx. 150' away. <br /> <br />3.b. Internal traffic circulation will not be increased (I am not sure what is required here). <br /> <br />3 c . Landsc&ping: We are planning on adding a hedge across part of the front of the <br />garage, this will "hide" that part of the drive that serves the Eastern half of the garage. <br /> <br />4. Impact of the use on the market value of contiilious properties: Increasing the value <br />our property should have the same effect for the surrounding properties. <br /> <br />5 Impact on the general public health, safety and welfare: None. <br /> <br />6 Compatibility with the City's Comprehensive Plan: I have to imagine that the City <br />would like to have everyone improve there property, this request is an improvement. <br /> <br />Why we are reQ.uestin~ this garage: Our present garage is pushing 30 years old, its roof is <br />sagging, the left front of the garage is damaged from being stuck with an automobile, the <br />Western wall has a "bow" in it and we have run out of space. At the present time we <br />have two vehicles inside and two vehicle that sit outside. The new garage will have the <br />room to keep all vehicles under cover. Putting the vehicles under cover will give the <br />neighborhood a "cleaner" look. We would also like to eliminate our shed and provide <br />the needed room to put our "yard equipment" into the garage. We know that a 12x12 <br />shed is permitted but at this time we would like to eliminate it and make the yard less <br />cluttered. . <br /> <br />Thank you. <br />
