(PF2939) <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Bernard Roeller, 2958 Woodbridge Street, received a minor variance ftom the City <br />Council on July 28, 1997 allowing him to construct an accessory structure within the <br />required side yard setback. <br /> <br />1.2 Staff determined that reaffirmation by the City Council was required versus allowing Mr. <br />Roeller to go through the Setback Permit process, given the previous Council minor <br />variance approval. <br /> <br />1.3 A copy of the Request for Council Action dated July 28, 1997 is attached for the Council <br />information. <br /> <br />. 2.0 STAFF RECOMMENDATION <br /> <br />4.1 Staff recommends the City Council reaffirm approval of the request by Mr. Roller for a <br />minor variance to place an accessory building (detached garage) within the side yard of a <br />parcel at 2958 Woodbridge Street N, based on the fmdings listed below and with the <br />condition that the existing one car garage and driveway on the north side of the property <br />be removed upon completion of the new garage. <br /> <br />4.2 The Minor Variance Committee reviewed this request on July 22, 1997, and <br />unanimously recommended approval of a minor variance to allow the placement of a <br />two car detached garage in the side yard and in line with the existing house at 2958 <br />Woodbridge Street, based on the following fmdings: <br /> <br />A. The existing one car garage is located approximately two feet-ftom the north property <br />line and the existing driveway is approximately three feet over the north property line. <br />A 20" retaining wall in this location and the narrow width of the driveway results in the <br />accumulation of snow in this area and makes it difficult to' access the -garage. <br /> <br />. - . 8.'. The new garage will be constrUcted in line with theftont of the house on the property; <br />however, the garage 'cannot be attached because of the location of required egress <br />windows on the south side of the house. - <br /> <br />PF3232SS - RCA (091100) Page 1 of2 <br />
