<br />2.6 Parcel A will have a width of approximately 129 feet and a depth of approximately 129 <br />feet, and includes approximately 16,845 square feet of land area. Parcel A will contain <br />the existing home located at 500 Roselawn Avenue. <br /> <br />2.7 Parcel B will have a varying width along Roselawn A venue and McCarrons Boulevard <br />with a total length of approximately 208 feet, and includes approximately 13,220 square <br />feet of land area. The depth also varies being 129 feet from Roselawn Avenue and 145 <br />feet from McCarrons Boulevard South. Parcel B will be a vacant lot available for <br />construction of a single family home consistent with the requirements of Section 1004 of <br />the Roseville Zoning Ordinance. <br /> <br />2.8 Should the request be approved by the City Council, the staff, prior to the applicant's <br />recording with the Ramsey County Recorder, must review a certificate of survey and a <br />q~it claim deed for compliance with the Council's approval. <br /> <br />3.0 STAFF FINDINGS & CONDITIONS <br /> <br />3.1 Proposed Parcels A and B meets all dimensional and area requirements for new lots <br />created within "R-l", Single Family Residential District. <br /> <br />3.2 The proposed minor subdivision should provide a five-foot wide utility and drainage <br />easement adjacent each property of both Parcel A and B. <br /> <br />3.3 A detailed grading plan with the building slab or first floor elevation and drainage <br />depicting directional flow must be submitted to the City Engineer for review and <br />approval prior to building permit issuance for Parcel B. <br /> <br />3.4 The City policy is to accept park land or cash in lieu ofland dedication for the creation of <br />new lots. In this case, cash will be accepted in lieu of parkland dedication. The <br />dedication fee is $500.00 for the newly created Parcel B. The fee will be collected prior <br />to issuance of a building permit on said Parcel B. <br /> <br />3.5 Deferred assessments of$I,532.50 (street) and $829.56 (storm sewer) must be paid to the <br />City prior to the quit claim being signed by the City. <br /> <br />3.6 The City policy is to accept a Sewer Availability Charge (SAC) upon the issuance of a <br />building permit. In this case, a SAC fee is required and will be collected upon the <br />issuance of a building permit for Parcel B. <br /> <br />3.7 The City Engineer must review and approve the driveway access along McCarrons <br />Boulevard South prior to the issuance of building permits.
