<br /> <br />September 29, 2000 <br /> <br />Mr. Rick Green <br />404 Brooks Avenue W. <br />Roseville, Minnesota 55113 <br /> <br />RE: Setback Permit for a seven-foot encroachment into side yard, PF 3265. <br /> <br />Dear Mr. Mueller: <br /> <br />This letter is to confirm that on September 28,2000, the Roseville Development Review <br />Committee (DRC) held a hearing regarding your request for a Setback Permit to allow the <br />construction of a 9-foot by 22.5 foot (202 square foot) garage addition at 404 Brooks Avenue <br />West. This proposal would allow for a third, attached garage stall. Present were the applicant, <br />adjacent neighbor Connie Wilmes, Don Munson, Building Official, Dennis Welsch Community <br />Development Director. The specifics of your request required the DRC to consider a seven-foot <br />encroachment into the required ten-foot east side yard setback. <br /> <br />The DRC and Community Development Director denied your setback permit request to <br />construct the 202 square foot attached garage addition at the above address, three feet from the <br />side yard property line, for the following reasons: <br /> <br />The proposal could not meet the minimum eight of twelve site conditions for issuance of a <br />permit at this time (see attached notes). <br /> <br />The east side property line could not be clearly identified and the setback therefore could <br />not be accurately defined. The amount of lot coverage was also not clearly defined. In this <br />case the maximum amount of impervious surface (roof, sidewalks, pool, driveway, and <br />other hard surfaces) appeared to be more than the required maximum of 30% with <br />approximately 4,145 square feet in an 11,880 square foot lot (35%). <br /> <br />The City will hold your application on file and await further detail from you to verify the <br />situation described above, at which time the application can be reconsidered (no <br />additional fee) and a second administrative hearing held.
