While we would <br />prefer to not have a garage within 3 feet of our property line, we also don't want ill will <br />between neighbors. So, we would present the facts/pertinent information to the DRC <br />and abide by your decision. <br /> <br />A. CONCERNS REGARDING THE PLAN -- 1) is the plan really feasible? With a 9 <br />foot addition, how could there be room for a normal single garage door, which are 8-9 <br />feet? <br />2) Has the site been surveyed? There is concern that the fence is over the property <br />line, and if that is being used as the judge of where the property line is, it may not be <br />accurate. Using the actual property line, it is questionnable if an additon would leave <br />the required 3 foot minimum to the property line. 3) Who would the contractor be? <br />The person must be familiar with codes and know what can/cannot be done. <br /> <br />B. FACTSIINFORMATION <br /> <br />1. The garage would be on the east side of 404, which faces our living room and <br />dining room, frequently used rooms in our house. It would be 14 feet from our <br />loving/dining room windows. light and views are considerations. <br /> <br />2. There are currently no 3 car garages on our block. There are some cement areas <br />on the side of houses, but not garages. There is one temporary storage facility directly <br />across from us that has been there for 20 years. It is already an add on that we now <br />look at. <br /> <br />3. We have recently invested in landscaping (front, side and back yards) that has <br />raised the value of our home (pre and post-appraisals were done). <br /> <br />4. We would be opposed to a driveway that is 3 stalls wide all the way to the street. It <br />would eliminate community street parking and create too much car storage space. <br />The current 2-wide entrance is the norm in our neighborhood. <br />
