'~

Community Development Department
651.490.2279. fax: 651.490.2931

October 6, 2000

Mr. Richard Armstrong
2671 Sheldon Street
Roseville, MN 55113

Re: Application for Setback Permit

Dear Mr. Armstrong:

This letter is to confirm that on October 5, 2000, the Roseville Development Review Committee
(DRC) held a hearing regarding your request for a two-foot side yard setback permit. The DRC
recommended approval of your request to construct a 7-foot by 26-foot (182 square foot) garage
addition. This request would allow an encroachment of two feet into the required side yard
setback for the attached garage addition and a driveway addition to encroach up to 1-112 feet into
the required five foot side yard setback.

The DRC recommended approval of your Setback Permit, subject to the following conditions:

~ The garage addition must be setback from the east side yard property line a minimum of
three feet.
~ The driveway addition must be set back a minimum of three feet from the east side yard
property line.
~ The curb and apron portion ofthe drive shall be replaced, subject to the approval of the
City Engineer.
~ The garage must have gutters to distribute roof run-off away from the adjacent property.
~ A drainage plan must be submitted with the building permit application and approved by
the City Engineer.
~ Prior to building permit issuance, property comer pins must be located or a survey
provided validating the required setbacks from the east property line.

I have reviewed the DRC recommendation and approve your setback permit request with the
conditions indicated above. However, you will not be able to obtain a building permit until the
completion of the mandatory 10-day appeal period, which concludes at 4:30 p.m. on Monday,
October 16,2000. However, you can submit your building plans for review, prior to October 6,
2000.
