(PF 3270) Manager Approved: DATE: 01/10/01 ITEM NO: 6g Agenda Section: HEARING 1.0 REQUESTED ACTION 1.1 The City of Roseville, through the Community Development Department, has requested a number of amendments to Section 1004.01A of the Roseville City Code pertaining to accessory buildings in residential districts. Although staff has modified most of the Section, specific changes to Sections 1004.01A1 Number Allowed, 1004.01A5 Size Limits, 1004.OlA8 Driveway Required, 1004.01A11 Overall Area, and 1004.01A12 Requirements for Increased Maximum Size attempt to provide clarity to language that is confusing or ambiguous to the citizens of Roseville. 2.0 BACKGROUND 2.1 Section 1004.01A1 reads: Number Allowed: Each residentially zoned or used parcel shall be allowed one accessory building and one storage/tooVgarden shed. 2.2 Section 1004.01A5 reads: Size Limits: The size of an accessory building shall be limited to forty percent (40%) of a required rear yard area, up to a maximum size of eight hundred sixty four (864) square feet. The one allowable storage/tooVgarden shed shall not be included in this area or coverage requirements, provided said storage/tooVgarden shed does not exceed one hundred twenty (120) square feet in area. If an existing storage/tool/garden shed exceeds one hundred twenty (120) square feet in area, that portion of the building over one hundred twenty (120) square feet shall be included in the area and coverage requirements for an accessory building. (Rear yard is defined in Section 1002.02 of this Title as that portion of the yard on the same lot with the principal building, located between the rear building line as specified in the yard regulations for the district in which such lot is located and the rear lot line and extending the full width of the lot.) 2.3 Section 1004.01A8 reads: Driveway Required: Any accessory building capable of storing one or more motorized vehicles shall be provided with a hard-surfaced driveway to an adjacent public street, unless the primary purpose of the building is for equipment, materials, or non vehicle storage. 2.4 Section 1004.01A11 reads: Overall Area: The overall area of attached garage space and detached accessory building space shall not exceed the floor area of the main level of the principal residential structure on the property.
