<br />REQUEST FOR CITY COUNCIL ACTION <br /> <br />DATE: 11127/00 <br />ITEM NO: I-I <br /> <br />Agenda Section: <br />LAND USE <br /> <br />A request by Natalija ncksen, 2376 Cohansey Street, for a 264 square <br />foot variance from Section 1004.01A6 (Accessory Buildings in <br />Residential Districts) of the Roseville City Code. (PF3272) <br /> <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Natalija Ericksen, 2376 Cohansey Street, is requesting variance Section lO04.01A6 of <br />the Roseville City Code to allow construction of a 384 square foot storage/tool shed <br />exceeding the Code requirement of 120 square feet, maximum. Thus, the applicant <br />requests a variance for 264 square feet from the maximum limitation. <br /> <br />2.0 REVIEW of REQUEST <br /> <br />2.1 Section 1004.01 A6 states: Storage Sheds: The size of a storage/tool/garden shed shall be <br />limited to a maximum area of one hundred twenty (120) square feet, a maximum height <br />of twelve feet (12'), and shall match the principal residential structure in exterior color <br />and/or material. <br /> <br />2.2 Accessory buildings may include areas for such uses as a three-season porch, storage or a <br />workshop. This area cannot include a kitchen/eating area or a toilet, and may not be used <br />as a bedroom. Staff has determined a play area (non-living area) to be a similar use to a <br />workshop or storage and a permissible use under the code. <br /> <br />2.3 Ms. Ericksen has submitted plans for a dual-purpose shed and construction of the <br />footings has begun. (see photos) The applicant has indicated that the enlarged shed <br />would be used for a playhouse for her son and for storing a snow blower, riding lawn <br />mower, lawn furniture, and other gardening and household items, given the limited ability <br />to store these items in the existing garage, shed and house. Note equipment stored in <br />yard.
