So, it is with great reluctance that we <br />voice our concerns regarding the proposed subdivision. We own and reside with our children in the house across the <br />street from the property under discussion. We are uncomfortable with the proposed subdivision for two reasons. <br /> <br />First, the proposed subdivision will reduce the value of our property. The value of any residential property is in large <br />part determined by the value of surrmmding properties. Given that the Peterson house would be on a lot <br />approximately half the original size, it stands to reason that its value will fall, which in turn will negatively impact <br />our proj>erty value. Under the existing proposal, we will not be compensated for our loss. <br /> <br />Second, the proposed subdivision will result in a negative change in the character of the neighborhood. We, like <br />many of our neighbors, chose to live in this neighborhood because of its many trees and park-like setting due to its <br />large lots. The proposed change will clearly result in a net reduction in the average lot size, a change that we believe <br />will be noticeable. Presumably, the newly created, undeveloped lot will be sold for construction of another house. <br />Construction will only be possible with removal of existing trees. This change in the character of the neighborhood <br />will also negatively impact our property value. <br /> <br />We realize that you need to balance our needs with those of the Petersons and the City as a whole. Clearly, the <br />oppommity to add space for another family in our community is appealing. At the same time, please recognize that <br />this change could have a negative impact on the City's and School District's property tax revenue. Property values <br />for Gluek Lane have finally stabilized after a number of years of significant devaluation. New families have been <br />moving in and renovating existing homes. It is impossible to accurately predict the effect of the proposed change, <br />but it does have the potential for reversing the recent property value trend for the neighborhood. We and some of our <br />neighbors will file for a reduction in our assessed values if this subdivision is approved.
