Gluek Lane <br /> <br />We have reviewed the proposed lot split for 1907 N. Gluek Lane and wanted to bring the following items to your <br />attention. We expect that appropriate conditions will be added to your Council report to reflect our concerns. <br /> <br />Deferred Assessments <br />. Please place a condition on this minor subdivision approval that the following assessments are due on the <br />proposed new lot. <br /> <br /> <br />$305.00 <br />$720.64 <br />$345.33 <br />$1,444.67 <br /> <br />Utility construction: <br />. For all utility work Contact Dan Hansen with the City Utility Department (651-490-2312) at least 24 hours <br />prior to connection. <br />. There is only one water service for this lot. It is located in the westerly 185 feet. A new I" service will need <br />to be wet tapped at the cost of the property owner. <br />. There is o.nly one sanitary sewer service for this lot. It is located in the easterly half of the lot. Either a new <br />service needs to be installed in the westerly 185 feet of the lot to serve the existing house and the existing <br />service disconnected and reused for the new lot, or an easement should be drafted to allow the existing house <br />service to encroach on the new lot and a new service installed for the new house. <br /> <br />Grading Plan! Existing grades <br />. There is a 30- foot wide City owned parcel to the east of the new lot whose specific purpose is for storm <br />sewer. No fill should be placed on this lot or grading performed without permission and approval from Public <br />Works Staff. It appears that the emergency overland flow for Gluek Lane runoff is conveyed down the 30- <br />foot city parcel and into the Highway 36 ditch. <br />. There appears to be a low spot to the front and on the back of the new lot. Special care should be taken in <br />developing the proposed grading plan and house cfdsign on the new lot. It may not be appropriate to construct <br />a walk-out home on the new lot because there may not be sufficient freeboard between the high water <br />elevation of this ditch and any proposed ingress. It is also possible that the low area shown on the <br />topographic map may be a jurisdictional wetland and. protected from any fill. Additional iIiformation should <br />be provided about these concerns when permits are sought for this lot. <br /> <br />Please pass these comments on to the applicant.
