We have also reviewed and utilized the supporting documentation which you provided to us: the Request for Planning Commission Action, dated January 10,2001; a Request for Amendment letter from RLK Kuusisto Ltd., dated December 1-1, 2000; Appendix B - Traffic Analysis, prepared by BRW Inc. for the Twin Lakes EA W, dated May 5, 1997; the Centre Pointe Traffic Impact Study, also prepared by BRW, dated March 24, 1997; and the original Centre Pointe Business Park EA W, prepared by RLK, dated January 1997. EA W Traffic Demand Forecast We found a general lack of consistency among the forecast demands appearing in the various documents pertaining to this development. Depending on the document, the estimated total average daily traffic (ADT) varied from 6,446 to 7,890 trips, with the afternoon peak hour falling between 789 and 945 trips. Table 1 shows a detailed list of the site-generated traffic forecasts over time.
