Call to Order: <br />5 <br />6 <br />7 Chair Bakeman called the August 3, 2005 meeting of the City of Roseville <br />8 Variance Board to order at 5:04 p.m., in the Council Chambers of the City Hall. <br />9 <br />2. Approval of Minutes: <br />16 <br />17 <br />a. <br />18 By consensus, the Board continued action on the minutes of July 6, 2005 to <br />19 the September 7 meeting. Note: Page 5, line 22 should read “Lane”. (Corrected) <br />20 <br />4. Communications on items not on the agenda <br />21 : None <br />22 <br />5. Public Hearing: <br />23 <br />24 <br /> <br />a.Planning File 3651:Request by James Seabloom for a Variance to <br />25 <br />Section 1004.016 (Residential Dimensional Requirements – Corner Side <br />26 <br />Yard Setback) of the Roseville City Code to allow construction of a <br />27 <br />detached accessory structure (garage) within the 30 foot required <br />28 <br />setback adjacent to Rosedale Drive for property at 2216 Draper <br />29 <br />Avenue. <br />30 <br />31 <br />32 Chair Bakeman opened the hearing and requested staff provide a verbal summary of the <br />33 project report dated August 3, 2005. <br />34 <br />35 City Planner, Thomas Paschke, advised that James Seabloom has submitted a proposal to <br />36 construct a 25 foot by 27 foot (648 sq. ft.) detached accessory structure that would <br />37 encroach into the corner side yard setback adjacent to Rosedale Drive. <br />38 <br />39 The Seabloom property is 13,860 sq. ft. in size affording a maximum impervious <br />40 coverage of 4,158 sq. ft. Based on the submitted site plan the staff has determined that <br />41 the principal structure (house & existing attached garage) is estimated at 1,826 sq. ft. and <br />42 the existing driveway is estimated 436 sq. ft. for a total of 2,262 sq. ft. <br />43 <br />44 The proposal to construct a 648 sq. ft. detached accessory structure (garage) creates a <br />45 proposed total impervious coverage of 2,910 sq. ft. well below that allowed by the City <br />Page 1 of 10 <br /> <br />
