<br />" <br />f <br /> <br />(, <br /> <br />Community Development Department <br />651.490.2279. fax: 651.490.2931 <br /> <br />January 22, 2001 <br /> <br />Randi & Brad Lundell <br />1828 Ryan Avenue <br />Roseville, MN 55113 <br /> <br />RE: Plans to remodel existing home, including adding a two-stall attached garage. <br /> <br />Dear Randi & Brad: <br /> <br />Last week the Community Development Department reviewed your submittal for a variance or a <br />setback permit, for the purpose of remodeling and adding on to your home at the intersection <br />(corner lot) of Ryan Avenue and Fairview Avenue. <br /> <br />Although in some instances a setback permit is an appropriate process, it does not appear to work <br />to address the issues surrounding your proposal. Specifically, it appears that the attached garage <br />currently lies 10 feet from the property line adjacent to Fairview A venue. Section 1004.02D4 <br />states: "A side yard adjacent to a street on a corner lot shall not be less than 30 feet." Since you <br />would be extending the garage an additional 10 feet toward your side yard property line adjacent <br />to Fairview Avenue, you will be required to obtain a variance. <br /> <br />Unfortunately, the application, narrative, and design plans you submitted on January 17, does not <br />meet the submittal requirements necessary to proceed with a public hearing before the Roseville <br />Planning Commission. The submittal must include a current and proposed site plan for staff, <br />Planning Commission, and City Council to consider. The site plans will be used to determine the <br />exact variance distance and any other impacts the proposal may have on other City Code <br />Sections. <br /> <br />Your application was also submitted after the deadline passed. However, it is request that you <br />provide the Community Development Department with the necessary site plans on or before <br />noon on Thursday, January 25,2001, to have your request forwarded to the Planning <br />Commission for consideration on February 14,2001. If this date cannot be met, your request <br />will be forwarded to the next appropriate Planning Commission meeting. <br /> <br />In summary, your request has been determined to be incomplete and will not be acted upon until <br />such time as the requested information has been provided. <br />
