<br />1828 Ryan Ave. West <br />Roseville, MN 55113 <br />January 16,2001 <br /> <br />City Planning Commission <br />City of Roseville <br />2660 Civic Center Drive <br />Roseville, MN 55113 <br /> <br />Dear Planning Commission Members, <br /> <br />We would like to request a setback permit for the purpose of remodeling our house on the corner <br />of Fairview and Ryan avenues in Roseville. The plans for the remodeling project are being <br />drafted by Tim Christianson, of Design Renovations in St. Paul. <br /> <br />The specific reasons for requesting a setback permit are for turning a single garage into a 2-car <br />garage. We have asked Tim to be as conservative as possible in making these changes and to <br />retain the entrance to the garage on Ryan in its present form. Currently, the single car garage is <br />entered through an asphalt driveway that accommodates an apron to the west side of the garage. <br />This apron is approximately 10 feet wide, or the size of the requested enlargement project (see <br />plans). <br /> <br />The physical hardship that makes the setback permit necessary is that it is impossible to park two <br />cares on the property at this time, even with the apron. The single garage is small and the apron <br />itself does not afford protection from the elements. A two car garage would enhance the property <br />and allow for less parking on the driveway. <br /> <br />The plans for the two car garage will not interfere, we believe, with our neighbors or with the 1 SI <br />floor bedrooms since the garage is located away to the west of the house adjoining Fairview Ave. <br />In addition, the proposed siding and gutters will be contiguous with the rest of the remodeling <br />project. In addition, the proposed garage enlargement will not take away from the existing <br />landscaping since the present asphalt apron is located where the improvements will be made. <br /> <br />We are also applying for a variance for this project and hope that we will be granted one or the <br />other to allow the remodeling project to being sometime in March, 2001. <br /> <br />Please feel free to contact us regarding questions you may have concerning our proposal at (651) <br />649-0074).
