7.5 The Planning Commission indicated support for a multi-family development that falls
into the medium density sector (10 units per acre or 14 units) and encourages Cave &
Associates to work with the neighborhood on a smaller (unit) development that attempts
to preserve an appropriate amount of the natural landscape and addresses neighbors
concerns about the pond.

8.0 SUGGESTED COUNCIL ACTION

8.1 In review of the staff recommendation, citizen comment, and the Planning Commission
recommendation, the Roseville City Council has three options regarding the Cave &
Associates request, they include:

A. Approval of the request as presented in the proj ect report (18 units on 1.42 acres);
B. Continuation of the request, referring back to the Planning Commission for
further consideration (premised on reduced density and revised site plans). 60-
day review period extension would be required;
C. Or denial of the request

8.2 Staff recommends the second option (8.1B), which would require two actions.

A. First, offer a resolution extending the 60-day review period from April 13 to
June 13;

B. Second, by motion refer the request back to the Planning Commission for
further consideration at their meeting of April 11, 2001.

Prepared by: Thomas Paschke (490-2236)

cc: City of Little Canada, Ramsey County Traffic Engineer, Capital Regions Watershed, and Roseville Area
Schools.
Attachments: Property location map, aerial photo, and proposed development plans.
60-day Time Limit: Application accepted on February 12,2001.
