West and J. Geurts of 194 West County Road B2. <br /> <br />We own and live in the house directly across County Road B2 from the property on which Cave and <br />Associates is proposing to build the high-density apartment complex. <br /> <br />We are not in favor of the Council agreeing to allow this particular proposal, for a number of reasons: <br /> <br />=> concerns we have that have not yet been answered about the problems with drainage flow from the road <br />and adjacent sites through the property; <br /> <br />=> traffic estimates for the proposed complex that seem unrealistic1y low and concerns about the "real" <br />traffic impact; <br /> <br />=> loss of green space and possible impact to the DNR pond and to the wildlife that currently resides within <br />the mini-forest that has grown up on the property. <br /> <br />For the record, we are not overly concerned about having apartment-dwelling neighbors or about property <br />values plummeting, etc. We feel that a reasonable residential use of the property will actually better balance <br />the demands of development/neighborhood preservation better than many other possibilities. We also <br />support the need for a variety of housing options within the city. <br /> <br />In summary, here are our requests: <br /> <br />1. Please pass this message on to the City Council (as we could not find a City Council address to which we <br />could send this directly). <br /> <br />2. Please rezone this property to a more appropriate designation; the current business zoning is a very bad <br />potential fit for both the neighborhood and the citizens who, like us, live in direct proximity to the property. <br />Please consider the much more appropriate zoning of a medium-density residential designation to better fit <br />the neighborhood needs and citizen preferences. <br /> <br />3. Please seriously consider the possibility of working with the neighborhood to purchase the property with <br />a combination of city and neighborhood-generated funds. This could happen.
