Design and performance standards should provide adequate height and setback <br />combinations for situations where taller multiple family units are proposed as in-Ell <br />projects adjacent to single family areas. Such in-fill should be limited to medium density <br />or lO-unit per acre (or lower) projects. <br /> <br />5.6 The city utilities and road network have the capacity to handle this project. No additional. <br />improvements are needed. There is no direct fiscal impact. <br /> <br />6.0 STAFF JRECOMMIENIDA1rITON <br /> <br />6.1 Based on the findings outlined in Section 4 of this report, staff recommends approval of the <br />Comjpill'elhlennSllve Pll21r:n Amemllmennft 2lnnidl IRe:WIIl1llIIl1g for the Cave & Associates development of <br />an 18-unit apartment complex and associated site improvements on property located at n 97 <br />County Road B-2, subject to Development Review Committee site planning revisions/co:ndi~ions <br />and the following conditions: <br /> <br />A. Revised building elevations that modify the roofline (donners) and inclusion of decks. <br /> <br />B. Submittal of final utility plans that account for proper sizing of sanitary sewer and <br />watermain and submittal of grading and drainage plans with storm water calculations. <br />These plans must be reviewed and approved by the Engineering Department prio:- to the <br />issuance of a building permit. <br /> <br />C. Submittal of final site and landscaping plans. The landscape plan must incorporate <br />screening of the underground parking garage and be superimposed 0111. the utility p~an. <br />The Community Development Department is required to review and approve these plans <br />prior to building permit issuance. <br /> <br />D. Submittal of a parking lot and building lighting plans for review and approval by the <br />Community Development Department prior to the issuance of a building permit. <br /> <br />E. Submittal of any signage plan for review and approval by the Community Development <br />Department. Signage requires a separate permit form the Building Department. <br /> <br />F.
