<br />H. Sidewalks: A three foot six inch (3'6") concrete sidewalk shall be built and <br />maintained by the owner providing access to all mobile homes, recreational areas, <br />common use buildings, storage areas and to the public street access. <br />I. Lighting: Artificial lights shall be maintained during all hours of darkness in all <br />buildings provided for common facilities of occupants' use. The mobile home park <br />grounds, street and pedestrian areas shall be lighted from sunset to sunrise in accordance <br />with a lighting plan approved by the City. <br />J. Recreation Areas: All mobile home parks shall have one or more recreational <br />areas which shall be easily accessible to all park residents. Recreational areas shall be so <br />located so as to be free of traffic hazards and should, where the topography pennits, be <br />centrally located. The size of such recreational area shall be a minimum of ten percent <br />(10%) of the land area of the mobile home park. All equipment installed in such area <br />shall be owned and maintained by the owner or operator of the mobile home park at the <br /> <br />owner or operator's expense. <br /> <br />K. Landscaping: The following minimum landscaping requirements shall be <br />maintained in all mobile home parks: <br />I. Each lot shall be properly landscaped with at least one tree and hedge. All yards shall <br />be sodded or planted in grass. There shall be a minimum of twenty (20) trees per gross <br />acre in all areas of a mobile home park. Trees, grass and landscape materials shall be <br />properly maintained and replaced to confonn to the approved landscape plans and <br />specifications. <br />2. A visual screen, consisting of a compact hedge, redwood fence, coniferous trees or <br />other approved landscape materials or a screen fencing approved by the City shall be <br />installed and maintained around the periphery of the mobile home park to substantially <br />inhibit eye level vision from the exterior and shall be maintained free of rubbish, debris, <br />weeds and paper. <br />3. Stonn Shelter: A stonn shelter structure capable ofhousmg"8Q..ofthe occupants of <br />the mobile home park shall be constructed in a central location.
