<br />A. Building Lots In General: A lot or parcel ofland for which a deed has been <br />recorded in the office of the Ramsey County Registrar of Deeds on or prior to May 21, <br />1959, shall be deemed to be a buildable lot providing it has frontage on a public right of <br />way and has a street constructed on said right of way, which street has been accepted by <br />the City Council pursuant to Section l102.05 of the City Code, and space requirements <br />for the district in which it is located can be maintained or adjusted to confonn to Sections (r-'v..Q - ~~<T ~ <br />\..c"k. ~ '/ <br />,1102.06 and 1102.07 of the City Code. (Ord. 729,10-27-1975) <br />B. Space For Lot For Dwelling Purposes: A platted lot or parcel of land of record on <br />May 21, 1959, which does not meet the requirements of this Code as to area, width or <br />open space may be utilized for single-family detached dwelling purposes provided the <br />measurements of such area, width or open space are within seventy percent (70%) of the <br />requirements of this Codc. Contiguous Vacant Lots: Where two (2) or more contibJUous vacant lots are held <br />in single ownership within a subdivision which was duly recorded prior to May 21, 1959, <br />which lots are individually not of the required minimum area or width for the district in <br />which they are situated, no special exceptions shall be required for the issuance of <br />building permits provided that such lots shall be developed in groups or fractions of <br />groups, as single lots, to provide the minimum lot frontage and area required for each <br />structure. The purpose of this provision is to pennit utilization of isolated recorded lots <br />which lack adequate width or area so long as reasonable living standards can be provided <br />and to widen substandard-sized vacant lots wherever practicable so that they will be in <br /> <br />hannony with the existing or pro. <br />situated. Special Provision For Residence And Business Districts: In residence and <br />business districts there shall be no more than one principal building on one lot except as <br />otherwise provided in this Code.
