<br />PF3:<..j 7 <br /> <br /> <br />April 20, 2001 <br /> <br />Mr. Kevin Kosel <br />419 Centennial Drive <br />Roseville, Minnesota 55113 <br /> <br />RE: Setback Permit for cOllstructing a double stall garage. <br /> <br />Dear Mr. Kosel: <br /> <br />The purpose of this letter is to confirm that the Development Review Committee met on April <br />19,2001 to review and decide upon your application for a Setback Permit to allow construction <br />of a garage addition on your existing single stall attached garage. The application requests a <br />Setback Permit to allow a six-foot encroachment into the required lO-foot side yard setback. <br /> <br />At the April 19th meeting, the Committee approved your setback permit application upon <br />compliance with the following conditions: <br /> <br />1) The approval is limited to the construction of a double stall garage 28 feet wide by 32 <br />feet deep, which replaces the existing single stall garage. The "new garage must have <br />roof trusses that are similar to those found on the existing single stall garage. <br /> <br />2) The project will require a survey to verify the location of the garage addition. <br />Specifically, the structural wall should not be no closer than four feet to the west side <br />property line. The survey should also indicate the drainage for the parcel, keeping all <br />roof runoff away from the western parcel. <br /> <br />3) Windows must be incorporated into the west side of the garage addition facade. <br /> <br />4) Building materials must be compatible with those on the principal structure. <br /> <br />5) Gutters must be provided on the front and rear to direct runoff away from the adjacent <br />property to the west. <br /> <br />6) Construction plans must be submitted for review and approval by the Community <br />Development & Engineering Departments prior to the issuance of a building permit. <br /> <br />7) Any changes to the DRC approval (as indicated above) will require an amendment to <br />this approved Setback Permit. <br /> <br />2660 Civic Center Drive .:.
