<br /> <br />April 20, 2001 <br /> <br />Shawn & Jennifer Huston <br />1827 Alta Vista Drive <br />Roseville, Minnesota 55113 <br /> <br />RE: Setback Permit Applicatioll for garage additioll. <br /> <br />Dear Shawn & Jennifer: <br /> <br />The purpose of this letter is to confirm that the Development Review Committee met on April <br />19,2001 to review and decide upon your application for a Setback Permit to allow construction <br />of a garage addition on your existing tuck-under garage. The application requests a Setback <br />Permit to allow a six-foot, nine-inch encroachment into the required 1O-foot side yard setback <br />(south) and a six foot encroachment into the required 30 foot front yard setback (east). <br /> <br />At the April 19th meeting, the Committee approved your setback permit application upon <br />compliance with the following conditions: <br /> <br />1) The approval is limited to the construction of an "L" shaped addition that is 25 feet <br />wide and 34 feet deep constructed onto your existing 13 foot by 24 foot tuck-under <br />garage. The roof trusses must be similar to that indicated on your submitted plans <br />and would be best if you discussed their design with the residential building <br />inspector, Michael Barck at 651-490-2233. <br /> <br />2) The project will require a survey to verify the location of the garage addition. <br />Specifically the structural wall should be no closer than three feet three inches from <br />the south property line and no closer than 24 feet from the front property line. The <br />survey should also indicate the drainage for the parcel, keeping all roof runoff away <br />from the western parcel. <br /> <br />3) Windows must be incorporated into the south side of the garage addition facade. <br /> <br />4) Building materials must be compatible with those on the principal structure. <br /> <br />5) Gutters must be provided on the garage to direct runoff away from the adjacent <br />property to the south. <br /> <br />6) Landscaping (shrubs and perennials) should be incorporated into the area between the <br />garage and retaining wall to create an aesthetically pleasing view from the southern <br />property and to minimize maintenance. <br /> <br />2660 Civic Center Drive .:.
