b. A maximum combined accessory building total size of 1,299 square feet (proposed 30 feet wide by 28 feet deep or 840 square feet and existing 25.5 feet by 18 feet or 459 square feet). c. A maximum impervious surface coverage for the parcel of30% or 11,476 square feet. d. The new garage being located in the general location of the existing (to be razed) accessory building and kept a minimum of six feet from the principal structure. e. The inclusion of doors and windows as proposed on the submitted plans. f. A maximum exterior wall height of nine feet and a maximum garage door height of eight feet. g. The installation of roof gutters to properly channel roof drainage away from the adjacent (east) property. h. A maximum building height of 15 feet (to the midpoint of the roof truss) and the installation of roof trusses that are of a similar design to that of existing structure contiguous to the property. i. The submittal and approval by the Community Development Department of a screening plan that incorporates coniferous and deciduous landscaping and along the sides of the new building/site. j. The accessory structure being constructed of a similar color and with similar materials to that of the principal structure. k. The use of the detached accessory buildings (garage) being limited to residential storage and use only. I. The existing detached garage being razed prior to the issuance of the building permit to start construction of the new accessory structure. m. The conditional use permit expires 6 months after approval if a building permit has not been issued (Section 1013.03). The motion for the adoption of the foregoing resolution was duly seconded by Council Member Kough and upon vote being taken thereon, the following voted in favor: Kough, Klausing, Schroeder, Maschka, Kysylyczyn and the following voted against: None WHEREUPON said resolution was declared duly passed and adopted. 2
