<br />1005.07 <br /> <br />2. Setbacks: <br /> <br />a. Front Yard Setback: Front yard <br />setback shall be thirty feet (30'), ex- <br />cept when the lot fronts on a service <br />road adjacent to a major arterial road- <br />way and the land use across said <br />arterial is residential. In such cases, <br />the minimum front yard setback shall <br />be one hundred feet (100') except the <br />front yard setback for parking shall be <br />a minimum of twenty feet (20'). <br /> <br />b. Side And Rear Yard Setbacks: <br />The side and rear yard setbacks shall <br />be ten feet (10'). Parking may occur <br />within ten feet (10') of a side or five <br />feet (5') of a rear lot line. In the case <br />of corner or double frontage lots, the <br />front setbacks shall apply. <br /> <br />3. Building Height: No limit shall be <br />placed on the height of buildings in <br />the B-6 District. However, buildings <br />over forty feet (40') in height shall <br />have front lots not less than one-half <br />('/2) of the height of the building and <br />side and rear yard setbacks of not <br />jess than one-fourth C/4) of the height <br />of the building. <br /> <br />4. Landscaping: Three percent (3%) of <br />the surface area of land within a park- <br />ing area shall be landscaped with <br />grass and shrubbery or other ap- <br />proved ground cover. <br /> <br />5. Outdoor Storage: There shall be no <br />outdoor storage of either materials or <br />products. (Ord. 1013, 5-11-87; amd. <br />Ord. 1085, 1-14-91) <br /> <br />D. Nonconforming Uses: Any noncon- <br />forming use created by adopting of <br />this Section may be extended, ex- <br />panded, or intensified so long as such <br /> <br />1295 <br /> <br />1005.08 <br /> <br />extension, expansion, or intensifica- <br />tion would have been permitted prior <br />to the adoption of this Section.
