At the hearing a few adjacent property owners addressed the
Commission concerned about the potential size of a redevelopment to multiple famnly
units.

7.2 Staff stated that the parcel could only accommodate six units current or expanded elITe
that if a redevelopment of more than six units was proposed it would require a publnc
hearing, resident notification, Planning Commission recommendation and City Cour.~il
approval (see attached minutes).

7.3 The Commission asked questions of staff related to impervious coverage, size of garage,
and difference between the current zone and the proposed R-3A district. Staff indicated
that the proposed zone did not have limitations on impervious coverage, but was
governed by a .5 floor area ratio; that there were no limitations on accessory structure
(garage) size; and that the R-3A district has requirements that are consistent with
multiple family developments not two or single family development like the parcel LS
currently zoned.

7.4

The Commission recommended (5-0) to approve the rezoning of property located at 2180
Haddington Road from R-2, Two Family Residence District to R-3A, Multi Family
Residence District: Three to Twenty four Units, subject to the conditions stated in
Section 6 of the project report and to a land survey of the property.

.

7.5 The Commission also recommended (5-0) to approve a nine foot variance from Sect~on
1004.05D5 of the Roseville City Code, subject to verification of distance by a land
survey.

~.O SIUGGJES1fJEJi)) Cll1fY C((J)1UNClllL AC1fll((J)N

\0' ~ 8.1
G~\)
rif}/O

!By lI1!11otn<<JiIIll 'W21nve full"~t re3lid!nU1lg 3lU1lid! 2lid!O[!Dt (adopt with modifications or deny) alU1l
ordlnun3lU1lCe re710unnung iOIrid!nun21U1l(Ce re71iOlU1lnU1lg property located at 2108 Haddington Road
from R-2, Two Family Residence District to Multi-family Residence District; Three to
Twenty Four:,yn}t (R-3~), subject to condiJi<1'[1s in.$fction 6 ofJile pr~j~ct report.
"J't?-~~~~t ~~~ .
AdliOIJ!Dt 3l re~iOInuntfiiOlU1l tiOl 3l[!D[!DriOlve (approve w/modifications or deny) 3l \hne 'foiOllt varhuJ1ce
friOlll1!11 SedniOlU1l n ([j)(ID4.([])4IJi))5 iOIff \tUne JR@~evnnne Cnrry C@id!e for the property located at 2108
Haddington Road, based on the findings contained in Section 4 of the project report,
which are restated in the resolution.

8.2

v~/}JJ

c,rO Prepared by: Thomas Paschke (490-2236)

Attachments: Property location map, aerial photo, and proposed development plans.
60-day Time Limit: Application accepted on April 10,2001.
