March 19, 2001

Thomas Paschke
City Planner

Re: Anticipated Improvements of the property at 2180 Haddington Rd.

Dear Mr. Paschke:

After being informed, rezoning may not be required, and a more 3CCW'ate list of
improvements be submitted for discussion, these are the improvements I would like to
make in the near future.

In the order of importance and planned construction sequence:

1. Fill in the void between the garage and house. This would be used as bedrooms.

2. Enclose the rear entrance.

3. Build a 22'x50' garage.

4. Build a enclosed porch.

5. Expand the existing small bedroom.

All the improvements would be within the existing setbacks except for the garage. I
believe I could meet YOW' R -2 setbacks for the garage.

The only thing that concerns me without rezoning is the term "Nonconfonning Property".
I do anticipate refinancing in the future and that term scares lenders and appraisers.
Hopefully a letter or statement ftom the City of Roseville can be issued to remove their
concerns.

S~nly, /J
11J~- /I;; it;?

Dennis M.
