We are aware that the City offered to purchase our home in 1998. We are confident an <br />agreement can be reached that is satisfactory to both parties at this time. <br /> <br />We reviewed the past correspondences, inspection and appraisal information. We noted that <br />Dahlen & Dwyer, Inc., who appraised our home, took into account, as part of their appraisal, <br />that the sale of our home would be a cash transaction and that the City ofRoseville was planning <br />to demolish the structures and redevelop the land. The appraised market value was determined <br />to be $63,000.00 in January of 1998. <br /> <br />We appreciate yet cannot accept your offer of $55,000.00 for our home because it is below the <br />market value. We understand that this offer is an increase ftom 1998. We have a1so reviewed the <br />reasons why you feel this is a fair price. After reviewing all of the information from the appraisal <br />and records of recent home and lot sales in our area, we feel a fair price for our home is <br />$68,000.00. We believe this is a fair price for many reasons: <br /> <br />· Our home was assessed at $63,000.00 three years ago by an independent firm. <br />· Home values have increased substantially in the past three years and our home has been <br />improved. <br />.. Our home would bring more than $68,000.00 on the open market, yet we believe the <br />$68,000.00 asking price is in our best interest because there are no realtor fees and the city is <br />a cash buyer in 30 days. <br />· The tax value assessment, that was mentioned in your correspondence, appears to be lagging <br />behind the actual market value of our home. <br /> <br />We are very anxious to accept a reasonable offer ITom the city. We love Roseville and have <br />enjoyed living here over the past ten years. We are reviewing our options as time moves along. <br />We have considered renting this home but would much rather see a beautiful new home <br />developed on this wonderfully large lot.
