This Mortgage shall be governed by and construed in accordance <br />with the laws of the State of Minnesota and shall inure to the benefit of GMHC and its <br />'successors and assigns. Any forbearance by GMHC in exercising any right or remedy <br />hereunder, or otherwise afforded by applicable law, shall not be a waiver of or preclude the <br />exercise of any such right or remedy. The procurement of insurance or the payment of taxes or <br />.other liens or charges by GMHC shall not be a waiver of GMHC's right to accelerate the <br />maturity of the indebtedness secured by this Mortgage. If any provision hereof is determined to <br />be unenforceable or invalid, such provision or such part thereof as may be unenforceable or <br />invalid shall be deemed severed from this Mortgage, and the remaining provisions shall be <br />carried out with the same force and effect as if the severed provision or part had not been made a <br />part hereof. <br /> <br />11.) Request for Notice of a Mortgage Foreclosure. The Mortgagors hereby <br />acknowledge and consent to pennit GMHC, as Mortgagee to, when appropriate, file a "Request <br />for Notice of a Mortgage Foreclosure" pursuant to Minn. Stat. ~ 580.032. <br /> <br />12.) Hazardous Substances. Mortgagor agrees that it will not use, generate, store or <br />dispose of any Hazardous Material on, under, about or within the Property in violation of any <br />law or regulation. As used in this paragraph.
