<br />DAHLEN & DWYER, INC. <br /> <br />DESCRIPTION OF THE SITE <br /> <br />The subject site described herein is a rectangular shaped corner site having <br />133.6' of frontage on Hamline Avenue Nand 116.09' of frontage on Shryer Avenue <br />for a total area of 15,510 SF. The reader's attention is directed to the plat map <br />located on the preceding page as an aid in visualizing the size and shape of the <br />subject parcel. The site is open and mostly level with street grade. <br /> <br />All services and utilities are available and connected including gas, electricity, <br />water, sanitary sewer, storm sewer, and bituminous roadways. Landscaping was not <br />observed due to snow cover but, from previous inspections of the property, it appears <br />to be average at best. The driveway is gravel. <br /> <br />Your appraiser has not been made aware of any adverse easements or <br />encroachments. Should any easements or encroachments be discovered subsequent <br />to the date of this appraisal which would hinder or influence marketability, this report <br />would be subject to review and re-analysis. <br /> <br />DESCRIPTION OF THE IMPROVEMENTS <br /> <br />The subject site is improved with a detached frame bungalow along with a <br />detached frame 2-car garage and a detached frame shed/garage. <br /> <br />The exterior of the home has aluminum siding, an ASM roof, newer combination <br />windows, plastic gutters and downspouts, and a concrete block foundation. A <br />portion of the yard is fenced. There is a deck. The basement of the house contains <br />a total of 360 SF and includes a reG room and bath. The rec room is carpeted, has <br />an acoustical tile ceiling, and drywall walls. The bath, which is the only bath, has a <br />low toilet, a small tub, vanity sink, vinyl floor, and an exhaust fan. There is a 100 <br />AMP electrical service with fuses. The house is heated by a gas forced air furnace <br />and there is also a gas wall-mounted furnace in the first floor kitchen. The first floor <br />of the home contains a total of 640 SF and consists of a living room/dining area, two <br />bedrooms, kitchen and a back entry. The living room/dining area is carpeted and has <br />paneled walls. Both bedrooms are carpeted and have minimal closet space. The back <br />entry has an acoustical tile ceiling and a stairway leading to the basement. The <br />overall condition of the house is fair. There is some deferred maintenance along with <br />functional obsolescence due to the electrical and mechanical systems and the lack of <br />a first floor bath. The 22' x 22' 2-car detached garage has a wood overhead door, <br />concrete floor, service door, wood siding an ASM roof, and is served by electricity. <br />The 12' x 18' shed/garage has a wood overhead door, service door, wood siding, and <br />an ASM roof. <br /> <br />17 <br />
