Near Northside Redevelopment <br /> <br />Model: Mixed Type & Cost Housing; Reconnecting Land Uses <br /> <br />PrOject in Brief: <br />. Redevelop a 145-acre former Dublic ho.usinQ site into a community of mixed housing types and <br />incomes-440 family rental apartments, 200 to be public housing; 360 for-sale homes; and toO <br />public housing units for seniors. <br />. Will include six unit types designed so that public and lower-cost housing will be <br />indistinguishable':from market-rate housing. <br />. Will include north-south parkway that will connect north and south Minneapolis. The divided <br />parkway-style boulevard, designed to be the center of the neighorhood, will feature a greenway <br />median, water features, sitting areas, walking and biking trails. <br />. Wi 1\ retrofit natural systems as area amenities. <br />. Lead developer is McCormack Baron & Associates, a national real estate development and <br />property management compqny with a mission to rebuild depressed urban communities through <br />construction of large-scale housing developments. The firm has developed 75 projects with <br />8,785 housing units in 22 cities. <br /> <br />Advisory Committee Comments: <br />. A good mixed-income housing model. <br />. The north-south link to reconnect land uses is a significant piece. <br />. Can result in a big turnaround for the community. <br />. LCDA is asked to fund a key piece, but the project has all the other elements of a livable <br />communities project. <br />. High level of innovation. <br />. Highly replicable. <br /> <br />Recommended Grant Award: <br /> <br /> <br />Use of Funds: <br />. Assist in construction of north-south boulevard and median/greenway features, including <br />watercourse/water features, paths, decorative railings/posts, pedestrian bridges, information <br />kiosk, sitting area, bike rack, drinking fountain, trash receptacles, trees and other plantings. <br /> <br />Other Funding: <br /> <br />. Received $400,000 for Phase I housing in Spring 2000 through the Metropolitan Housing <br />Implementation Group (MHIG) process. <br />.
