<br />6.0 ST AFF RECOMMENDATION <br /> <br />6.1 Staff recommends approval of the request by Real Solve (David Gimberline) and Dr. <br />Changzhen Gong to rezone from I -I to B-3 based on the findings in Section 4 and 5 of this <br />report (06/13/01) and subject to the following conditions: <br /> <br />A. The applicant/property owner agrees to complete an inspection with the fire and <br />building inspector. <br /> <br />B. The applicant/property owner agrees to provide building and life safety code <br />improvement completion plan for approval by the Fire Marshall and the Code <br />Coordinator. <br /> <br />C. Prior to the final approval of the rezoning, the applicant/property owner must provide <br />the Community Development Department with a current legal description attached to an <br />as-built certificate of property survey illustrating all property lines, buildings, paving, <br />and setback dimensions to ascertain that the building meets all B-3 zoning setbacks. <br /> <br />7.0 SUGGESTED ACTION <br /> <br />7.1 By motion, recommend approval (denial) of the request by Real Solve (David Gimberline) and <br />Dr. Changzhen Gong to rezone from I-I, Light Industrial District to B-3 General Business <br />District for the property located at 1935 West County Road B-2, based on findings in Section 4 <br />and 5 and subject to conditions A through C in Section 6 of project report dated June 13,2001. <br /> <br />Prepared by: Dennis Welsch (651-490-2232) and Thomas Paschke (651-490-2236) <br /> <br />Attachments: Property location map, aerial photo, and proposed development plans. <br />60-day Time Limit: Application accepted on May 07.2001.
