<br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br />DATE: 06/13/01 <br />ITEM NO: <br /> <br />Department Approval: Manager Approved: Agenda Section: <br />~/if' HEARING <br /> <br />Item Description: A request by the City of Roseville Fire Department for a Variance from Sections <br />1004 (Dwelling Dimensions and Appearances and Height, Frontage, Yard and <br />Lot Area Requirements in R -1 Districts), to allow an 8 foot encroachment into a <br />comer side yard. (PF3319) <br /> <br />1.0 REQUESTED ACTION <br /> <br />The City of Roseville Fire Department requests approval of a comer - side lot line variance of <br />8 feet at Fire Station #3, 2335 Dale Street, from Section 1004 of the Roseville City Code to <br />allow the construction a safety exit stairway ITom the second level to exterior ground floor. The <br />Fire Station stairwell addition would be within 22 feet to the north property line, adjacent to <br />Lovell Avenue. <br /> <br />2.0 REVIEW of REQUEST <br /> <br />2.1 Section 1004.02D5 (Dwelling Dimensions and Appearances and Height, Frontage, Yard and <br />Lot Area Requirements in R -1 Districts) requires a front yard and comer side yard setback of <br />30 feet for the Fire Station property adjacent to Lovell Avenue. <br /> <br />2.2 The Fire Chief has indicated that to add needed dormitory capacity to the second level of the <br />station and meet city and state building and life safety codes, the fire station is required to have <br />a second stair. The existing structure lies 30 feet ITom the Lovell Avenue property line. To add <br />an 8 foot wide stairwell along the north wall of the building, an 8 foot variance is required. <br /> <br />2.3 The building has a footprint of approximately 6,000 s.f.; with the 8 foot wide by 19 feet long <br />stair well 152 s.f. of building footprint will be added to the site. <br /> <br />2.4 Chart to review required variances: <br /> <br /> Code Existing Proposed Variance Condition <br /> Requirement Condition Condition <br />Lot Area 12,500 sq. ft. 42,575 sq. ft. No other side of the building meets the code for separation of safety exits, and <br />because of the specialized facility, no stair well can be placed along the southwest, south and <br />southeast side of the building because of fire truck parking and access lanes.
