<br />Narrative in Support of Variance Application <br /> <br />A variance is requested to allow construction of a two-car garage at 2468 N. Hamline <br />Ave., Roseville, MN, The proposed garage site is Northwest of the house and nearer to <br />Hamline Avenue than the house, which is not allowed by provision 1004.01A Section <br />2.A.2 of the Roseville City building code. The lot at 2468 N. Hamline is over 250 feet <br />deep and the house is sited more than 150 feet rrom Hamline Ave. The lot adjoins <br />Willow Pond Park at the back and there is no road access to the rear or sides of the lot. <br />This hardship prevents the construction of a garage in the rear of the house. The hardship <br />is out of the control of the homeowner. The requested variance will allow the <br />construction of a garage, which will not be visible from Hamline Ave., or any of the <br />adjoining lots due to the heavily forested nature of the landscaping. The fTont 75 feet of <br />the lot in forested with Green Ash, Elm, Mulberry, Buckthorn, and Oak trees. <br />Additionally heavy undergrowth of honeysuckle blocks the view of the garage site from <br />the street. The desired garage is a standard floor plan with clerestory windows faced <br />toward the South. The construction plan for this garage places the rront ridgeline at 15 <br />feet above grade with the back ridgeline at 18 feet above grade. The surrounding trees <br />are approximately 40 feet tall. The maximum height allowed for ancillary structures is <br />IS feet in 1004.01A Section 2.A.7. The hardship of the heavily forested nature of the lot <br />is the reason for requesting construction of a taller garage than allow by the building <br />code. Conformance to the scale and style of the existing house and landscaping requires <br />the construction of the garage as indicated in the proposed plans. <br /> <br />The size of the lot, the access to roadways, and the forest scale require that the proposed <br />garage occupy a site in fTont of the house and exceed the height maximum.
