REQUEST FOR PLANNING COMMISSION ACTION

DATE: 08/08/01
ITEM NO: 6a

Agenda Section:
PUBLIC HEARING

A request by Fred & Laurie Boucher for a Variance from Section
1004.01A5 of the Roseville City Code for property located at 1166 Laurie
Road (PF3325)

Manager Approved:

Item Description:

1.0 REQUESTED ACTION

1.1 Fred and Laurie Boucher wish to construct a 1,008 square foot detached garage at 1166
Laurie Road. In order to do this, two variances and a conditional use permit are
necessary. The Planning Commission in July recommended approval of one variance
and the conditional use permit. Since the Commission action one additional variance
(accessory building size in comparison to house size) has become necessary from Section
1004.01A5 of the Roseville City Code.

2.0 BACKGROUND

1.2 At the July II, 2001 Planning Commission meeting staff indicated that should the house
footprint be smaller than the proposed 1008 square foot detached garage, the Boucher's
would be required to receive an additional variance.

2.1 Staff conducted a field inspection and determined that the house measured 26 feet by 30
feet or 832 square feet. This does not meet the Code requirement of Section 1004.01A5,
thus an additional variance is necessary for the Boucher's to proceed forward with their
plans.

2.2 The Boucher's request seeks an additional variance of 176 square feet. This variance is
the difference from the existing house footprint and the proposed 1,008 square foot
garage.

2.3 The Boucher's have indicated in the attached narrative that they have two full sized
trucks, two classic cars (one kept on a trailer) tools, lawn mower, snow blower, and other
miscellaneous equipment. The existing garage is dilapidated and instead of making
costly renovations, the Boucher's want a garage that meets their storage needs, thus the
request for the variances and conditional use permit.

PF3325 RPCA (080801) Page 1 of5
