<br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br />J)ATE: 07/11/01 <br />ITEM NO: 6b <br /> <br />Agenda Section: <br />PUBLIC HEARING <br /> <br />A request by Fred & Laurie Boucher for a Variance from Section <br />1004.01A3 and a Conditional Use Permit under Section 1004.01A4 of the <br />Roseville City Code for property located at 1166 Laurie Road (PF3323) <br /> <br />Manager Approved: <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Fred and Laurie Boucher have requested a 108 square foot variance to Section <br />1004.01A3 (Detached Accessory Building Limit) to construct a 1008 square foot <br />detached garage. The Boucher's are also required to obtain a conditional use permit <br />(CUP) to construct the accessory building (detached garage) in accordance with Sections <br />1004.01A4 (Requirements for Increased maximum Size) and 1013.01 (Conditional Use <br />Permits) of the Roseville City Code. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 The Boucher's own the property located at 1166 Laurie Road. The property is zoned R- <br />1, Single Family Residential, and the Comprehensive Plan identifies the property as Low <br />Density Residential. <br /> <br />2.2 The Boucher's desire to tear down their existing 22 foot by 22 foot (484 square foot) <br />detached garage and construct a new 24 foot by 42 foot (1,008 square foot) detached <br />garage. <br /> <br />2.3 The Boucher's have indicated in the attached narrative that they have two full sized <br />trucks, two classic cars (one kept on a trailer) tools, lawn mower, snow blower, and other <br />miscellaneous equipment. The existing garage is dilapidated and instead of making <br />costly renovations, the Boucher's want a garage that meets their storage needs, thus the <br />request for the variance and CUP. <br /> <br />2.4 The Boucher's have also indicated that the proposal is more efficient than constructing a <br />smaller garage and placing a garden shed somewhere on the property.
