CITY OF

.SBVfbbE

Community Development Department
2660 Civic Center Drive
Roseville, MN 55113

FAX Number: 651-490-2931
Phone Number: 651-490-2279

Monday, June 11, 2001

TO: Kris Krengel Fax: 651-351-7653;
AM Phone: 651-439-4048; PM Phone: 612-701-5747

FROM: Dennis Welsch, Community Development Director (651-490-2232) ~

RE:

1887 and 1985 Rice Street - Minor Subdivision for a recombination

Comments:

Attached are the copies from our files and new maps we created to help you describe
your requested action. Assuming you submit the original application by 4:30pm on
Friday, June 15 with the proper minor subdivision fee, this recombination approval will
be placed on the Council consent agenda for Tuesday, June 26. Please plan to attend.

Staff understanding of this recombination is as follows:
1) Parcel "A" is reduced in size by 36 feet and becomes the "South 90 feet of Lot 3 and
the north 44 feet of Lot 4.
2) Parcel "B" is expanded in size by 36 feet and becomes "Lot 5 and the south 36 feet
of Lot 4".
3) The recombination will include a 22 foot wide access and parking easement (11 feet
on the north and 11 feet on the south side of the new property line). The City has no
role in the private easements between the two lots. The state/county will require
permits if a new driveway entry to Rice Street is created.
4) Assuming the Council approves this recombination, you will then have to supply a
certificate of survey with correct and complete legal descriptions for both lots prior
to recording with the County.

If you do not receive all of the pages, please call back as soon as possible.
Q:\General Correspondence\DennisW\Krengel-F AX
