<br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br />DATE: 07/11/01 <br />ITEM NO: 6d <br /> <br />Agenda Section: <br />PUBLIC HEARING <br /> <br />A request by Bonestroo, Rosene, Anderlik, and Associates, Inc. for a <br />Variance from Section I007.0IAla of the Roseville City Code for <br />property located at 2361 West Highway 36 (PF3328). <br /> <br />Manager Approved: <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Bonestroo, Rosene, Anderlik, and Associates, Inc. has requested a variance from Section <br />1007.01Ala (Required Setbacks) from the Roseville City Code for the existing structure at 2361 <br />West Highway 36 to allow the placement of a 21 'x20' mechanical room addition on the corner- <br />south face of a structure that currently encroaches into the required setback adjacent St. Croix <br />Street and West Highway 36. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 The property located at 2361 West Highway 36 is a corner lot that has a zoning designation ofI- <br />1, Light Industrial. The Roseville City Code requires a front and corner side yard setback of 40 <br />feet for all Light Industrial lots. The existing structure lies in the required setback of both St. <br />Croix Street and West Highway 36. <br /> <br />2.2 Section 1007.01 A I a reads: Minimum Setback: The minimum building and structure front yard <br />setback shall be forty feet (40') in all industrial districts. Side yards facing streets on corner lots <br />shall be considered the same as front yards. <br /> <br />2.3 The City Code reads: Lot Line, Front: That boundary of a lot which abuts a street, and in the <br />case of a corner lot, it shall be the shortest dimension on a public street. <br /> <br />2.4 In the case ofthe Bonestroo parcel, the front yard is the portion of the lot that lays adjacent West <br />Highway 36 and the side yard facing a street is that boundary that lays adjacent St. Croix Street. <br /> <br />2.5 The request comes at a time when the Bonestroo building at 2361 West Highway 36 will be <br />remodeled for additional office space within the single level office showroom (warehouse) <br />structure. <br /> <br />2.6 In order to complete the interior office improvements a new HV AC system (exterior pad <br />mounted) is necessary.
