<br />Bonestroo is remodeling and expanding their west office at 2361 West Highway 36 and would like to
<br />assure that design considerations account for City zoning, planning, and building code issues. We
<br />have included a brief description of this project and preliminary plans for your review. We would
<br />like to set up a meeting with you and your building official to discuss this project at your earliest
<br />convemence.
<br />
<br />This remodeling/expansion project consist of the conversion of the one story 18,400 sq. ft. warehouse
<br />area, attached to the existing two story office building, into additional office space, with an
<br />anticipated occupancy of 80 persons. The existing office has occupancy of 40 persons.' It also
<br />includes the addition of a 1,600 sq. ft. assembly/meeting space and an 800 sq ft mechanical room, the
<br />replacement of the retaining wall along the east side of the building adjacent to the retention pond,
<br />utility connections, landscaping, and the addition of parking needed to support the office space
<br />expanSIon.

<br />Issues needing clarification include:

<br />Acceptable location of mechanical room given building setbacks.
<br />Sanitary Sewer access thm City property.

<br />Implications of Future relocation of St. Croix Street
<br />
<br />We are attempting to have occupancy by January 1, 2002; therefore, construction is anticipated to
<br />begin this summer.
