<br />WHEREAS, the Reichenbach has an existing impervious coverage of 31.3% or 3,090 <br />square feet; and <br /> <br />WHEREAS, Section 1004.01E states: Exception: If after May 21, 1959, existing houses <br />on 50% of more of the frontage on any block have a predominant front yard different from that <br />herein specified, all buildings hereafter erected shall conform to this predominant front yard <br />depth, provided this regulation shall not be interpreted so as to require a front yard of more than <br />40 feet in depth; and <br /> <br />WHEREAS, the Community Development Department has determined that the <br />Reichenbach home has a predominant setback of 40 feet from the front property line adjacent to <br />Hamline Avenue (based on survey); and <br />WHEREAS, Mr. Reichenbach intends to construct a 10 foot addition onto the existing <br />home that encroached six feet into the predominant 40 foot front yard setback; and <br /> <br />WHEREAS, the Roseville Planning Commission held a public hearing regarding the <br />variance request by Mr. Bonestroo & Associates and recommended (5-2) to approve the request, <br />based on findings outlined in Section 3 and 4 of the project report dated 8/8/01. <br /> <br />NOW THEREFORE BE IT RESOLVED, by the Roseville City Council, to grant Robert <br />Reichenbach (Gail Anderson) a 3.7% (363 square foot) variance to Section 1004.01A6 of the <br />Roseville City Code and a six foot variance to Section 1004.01E of the Roseville City Code, <br />based on the findings in Section 3, 4, and 7 of the project report dated 9/10/01. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Council <br />Member Maschka and upon vote being taken thereon, the following voted in favor: Mastel, <br />Maschka, Klausing, Kysylyczyn <br /> <br />and the following voted against: Goedeke <br /> <br />WHEREUPON said resolution was declared duly passed and adopted. <br /> <br />2 <br />
