<br />5.0 STAFF RECOMMENDATION <br /> <br />5.1 Based on the comments and findings outlined in Section 3 staff recommends approval of <br />the request for a variance from Section lO04.0lA6 and 1004.01E ofthe City Code, to <br />allow construction of a 10 by 39 foot (363 square foot) kitchen and covered porch <br />addition at 1858 Hamline Avenue. <br /> <br />6.0 PLANNING COMMISSION ACTION <br /> <br />6.1 On August 8, 2001, the Roseville Planning Commission held the public hearing <br />regarding the Reichenbach variance request. No citizens were present to address the <br />Commission. The Commission did have questions of the Community development staff <br />and the applicant regarding the addition and its impact on adjacent properties. <br /> <br />6.2 The Planning Commission recommended (5-2) approval of the request by Mr. <br />Reichenbach for a variance from Section 1004.01A6 and 1004.01E of the City Code, <br />based on the comments and findings in Section 3 of the project report dated August 8, <br />2001, to allow construction of a 10 by 39 foot (363 square foot) kitchen and covered <br />porch addition at 1858 Hamline Avenue, subject to the provision of a property survey to <br />validate the ffont yard setback and lot coverage prior to City Council action. <br /> <br />7.0 SURVEY ANALYSIS <br /> <br />7.1 The Community Development Department has reviewed the survey provided by Mr. <br />Reichenbach and determined that the setback adjacent to Hamline Avenue is 40 feet <br />(noted in this report) and that the existing impervious lot coverage is 3,090 square feet or <br />31.3% (noted in this report). This survey also concludes through analysis that the <br />existing and proposed impacts are not as great as previously perceived. <br /> <br />8.0 SUGGESTED CITY COUNCIL ACTION <br /> <br />8.1 Adopt a resolution approving (approving with conditions or denying) a 3.7% (363 <br />square foot) variance to Section 1004.01A6 and a six foot variance to 1004.01E of <br />the City Code, based on the comments and findings in Section 3 of the project <br />report dated September 10,2001, to allow construction of a kitchen and porch <br />addition to property located at 1858 Hamline Avenue. <br /> <br />Prepared by: Thomas Paschke (490-2236) <br /> <br />Attachments: Property location map; site photo; site plan; narrative. <br />60-day Time Limit: Application accepted on July 17,2001; 60-day review deadline on September 15,2001 <br /> <br />PF3334 RCA (091001) Page 4 of 4 <br />
