<br />Roseville Community Development Department <br /> <br />07/16/2001 <br /> <br />To whom it may concern: <br /> <br />Due to the Roseville City ordinance which requires the percentage of buildings on a lot to be 30% or less, <br />I request a variance to city ordinance NO. 1214, section 1004.0IA, paragraph 13. <br /> <br />Physical hardships that necessitate this variance and the proposed Kitchen Size: <br />1. The property is of unusually small size, having been divided with two other lots on either side of me <br />in an unorthodox manner many years ago. <br />2. The existing Kitchen is currently a primary part of the main traffic flow through the house. Although <br />there is a front entrance, there is no mud room/closet area before entering the living room and it is not <br />convenient from the cars parked in the backyard garage. <br />3. The existing Kitchen is badly in need of replacement with updates and too small to accommodate the <br />current traffic and food preparation of the household. <br />4. The 8' 10" x 11'6" Kitchen is located in the front most southwest comer of the house with a staircase <br />leading down to the basement and up to the attic, bordering the kitchen to the east, and the dinning <br />room and living room to the north. Though has been given to moving the staircases but this is not <br />cost effective and is illogical due to the confines of the house as it is currently structured. Three <br />contractors have contact to provide the best solution to enlarge the kitchen, and all have confinned <br />that the most effective expansion would be through the front of the house. <br />5. In keeping up with Roseville's progressive trend of property enhancements. We feel that adding 10' <br />to the roofline along the whole front of the house would be more esthetically pleasing rather then only <br />adding to the kitchen area front of the house, for fear of looking like just an "add on". <br />6. The front northwest most addition would be a roofed open porch area only, not a room addition. <br />7. In large the base of the hardship here is due to the necessary length of the driveway, with a sqft <br />coverage of nearly the same as the house this lot is unduly limited by this ordinance. <br />8. In recent years, home designers have recognized that the modem homeowner has increased their <br />emphasis on the importance of a functional and comfortable kitchen in the home. <br /> <br />I'm aware of the City Council's concern for the over use of this lot simply because, in this City there is a <br />general impervious lot restriction. In this instance, I believe after the addition, there would be plenty <br />grass/garden coverage left for this channing but small sized lot. In fact, with this badly needed update, <br />not only would it be much more comfortable for us to stay, but also more appealing for any future <br />resident in this home. This home was not purchased for the size of the lot but for the location and it's <br />possibilities.
