<br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br /> <br />DATE: 08/08/01 <br />ITEM NO: 6d <br /> <br />Agenda Section: <br />PUBLIC HEARING <br /> <br />A request by Robert Reichenbach a Variance from Section 1004.01A6 and <br />Section 1004.01E of the Roseville City Code for property located at 1858 <br />Hamline Avenue (PF3334) <br /> <br />Manager Approved: <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Robert Reichenbach is requesting a variance from Section 1004.0lA6 (Maximum Total <br />Surface Area) and Section 1004.0 IE (Front Yard Setback) to allow construction of a <br />kitchen and covered porch addition onto the existing home. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Mr. Reichenbach owns the property located at 1858 Hamilne Avenue. The property has <br />a zoning designation of R-l, Single Family Residential, and a Comprehensive Plan <br />designation of Low Density Residential. <br /> <br />2.2 Mr. Reichenbach proposes to construct a lO-foot by 39-foot (390 square foot) kitchen <br />and covered porch addition onto the front of the existing home. The Community <br />Development Staff has determined the proposal for an additional 363 (less the existing <br />front porch) square feet of impervious area on the subject parcel will require a variance to <br />Section 1004.0lA6 of the Roseville City Code. <br /> <br />2.3 Staff has also determined through increased analysis that Mr. Reichenbach has a <br />predominant setback from the front yard property line adjacent Hamline Avenue greater <br />than the standard 30 foot front yard setback and will require a variance from Section <br />1004.
