<br />CONCLUSIONS <br /> <br />Based on the analyses presented in this report, we have determined the following <br />conclusions: <br /> <br />. <br /> <br />The current Centre Pointe development concept is expected to generate 6735 daily <br />trip ends and 883 trip ends in the p.m. peak hour. This trip generation estimate <br />represents 650 fewer daily trip ends and 95 more p.m. peak hour trip ends in <br />comparison to the development concept approved in 1997. <br /> <br />. <br /> <br />No level of service difficulties are expected at any of the five signalized <br />intersections examined. Four of the five sigt1~1i7.ed intersections are expected to <br />provide level of service C operation under all development scenarios in the 2004 <br />p.m. peak hour. The Cleveland Avenue/County Road C intersection is expected to <br />operate at LOS D under all 2004 p. m. peak hour scenarios. <br /> <br />. <br /> <br />With the exception of the North Centre Pointe Drive intersection with Cleveland <br />Avenue, no level of service difficulties are expected at the unsignalized intersections <br />along Cleveland A venue. The left turn from North Centre Pointe Drive to <br />northbound Cleveland Avenue is expected to operate at level of service F under all <br />development scenarios in the p. m. peak hour. All other movements at the five <br />unsignalized intersections should operate at level of service D or better in the p. m. <br />peak hour of all 2004 scenarios. <br /> <br />. <br /> <br />Two options exist to mitigate the level of service difficulties at the North Centre <br />Pointe Drive/Cleveland Avenue intersection. The options include installation of <br />traffic signal control at either North Centre Pointe Drive or Lydia A v~ue <br />intersection with Cleveland Avenue. The City and County should monitor the two <br />intersections and take appropriate action to resolve level of service difficulties as <br />they arise. <br /> <br />Our overall conclusion is that the current proposed Centre Pointe Business Park would <br />not cause any significant negative traffic impacts at the any of the 10 intersections that <br />have been examined. The traffic impacts associated with the current Centre Pointe <br />Business Park proposal are nearly identical to the impacts that would have been <br />experienced with the Centre Pointe Business Park proposals approved in February of <br />2000 and in the spring of 1997. <br /> <br />Centre Pointe Business Parle <br /> <br />-19 - <br /> <br />January IS, 2001 <br />
