If either of the hotels or the restaurant are <br />not built, the lots/sites designated for those uses on the approved land use/site <br />plans shall be used for office, office/showroom, or office manufacturing uses as <br />per Exhibit E-2. Accessory structures or exterior trash collection areas shall be <br />prohibited, Where not superseded by more restrictive requirements of this PUD, <br />the standards of the 8-4 zoning district and the City Zoning Code shall apply, <br />See Exhibit E1-E3 attached. <br /> <br />3, The green space with pond areas shall be 25%, the building height shall <br />be limited to 3 stories maximum north of Lydia, and 8 stories south of Lydia, <br /> <br />4. The minimum lot size shall be 60,000 s.f. or 1.4 acres, The building <br />setbacks shall be equivalent to the B-4 zoning district requirements including 30 <br />feet of front setback, 10 feet of side setback, and 20 feet of rear setback, <br /> <br />5. Building materials shall be a combination of brick, natural stone, masonry <br />tile, architectural steel, and glass on a minimum of 65% of all vertical exterior <br />wall surfaces visible from any public right of way. The brick shall be of an earthen <br />tone similar to the brick used on the existing buildings within the Centre Pointe <br />Business Park. No more than 35% of any vertical exterior wall may be a <br />combination of color impregnated rock face block stucco, or EFIS/Dryvit, <br />primarily for base, trim, or accent and sign banding. Vertical walls in loading bay <br />areas (or portions thereof) that are not visible tram any public right-at-way may <br />use matching color impregnated masonry materials such as block, poured or tip <br />up panel concrete. Exceptions: Hotel architecture, ground mounted HVAC for <br />common areas, and dish/antennas shall be constructed as per drawings <br />approved on April 11 , 1997. Restaurant architecture shall be compatible with <br />other buildings within the Centre Pointe Business Park and be subject to review <br />and approval by the Community Development Director, <br /> <br />6, Exterior HVAC may be roof mounted, Parapet walls at the same material <br />as the primary structure shall visually screen such devices on all four sides from <br />any adjoining right-of-way lines or property lines. HVAC may be internal or <br />ground mounted and must be screened, <br /> <br />7. Loading dock areas shall be screened from view from any public right-ot- <br />way by building design or with 80% opaque year-round screening, masonry wing- <br />walls, and/or berming to a minimum height of 10 feet (or the building sign band <br />height, whichever is higher) above adjacent curb heights. Loading area <br />entrances shall be no wider than 28 feet, with appropriate curb radius for truck <br />turning. Loading docks may not face Cleveland Avenue unless screened by <br />another building or by such other screening acceptable to the Community <br />Development Director, <br /> <br />3 <br />
