<br />9. Land use <br />Describe current and recent past land use and development on the site and on adjacent <br />lands. Discuss project compatibility with adjacent and nearby land uses, Indicate whether <br />any potential conflicts involve environmental matters, IdentifY any potential environmental <br />hazards due to past site uses, such as soil contamination or abandoned storage tanks, or <br />proximity to nearby hazardous liquid or gas pipelines. <br /> <br />Prior to 1985, land use on the Centre Pointe Business Park site included single-family homes <br />along the west and northeast portions, a gas station near the intersection of Cleveland and <br />County Road D, agricultural lands throughout much of the site and Garrett Trucking <br />Company at the southern extreme, The remainder of the site was used for agricultural <br />purposes or maintained as a natural habitat and had never been developed, <br /> <br />The above-described structures were removed as part ofthe initial phase of the 1985 <br />development plan (Figure 5). Since that time, the entire site has been graded, Centre Pointe <br />Drive and Lydia Avenue were constructed, 8 stormwater ponds and storm sewer were <br />constructed, a paved trail system was constructed, utilities (sanitary sewer and municipal <br />water) were provided to accommodate full development ofthe property, The site is <br />developed with the exception of the Centre Pointe Solutions site and the second and third <br />phase for the Veritas Campus. The Courtyard by Marriott is currently under construction. <br />Existing site conditions are shown in Figure 2A. <br /> <br />Adjacent land uses include the Interstate 35- W right-of-way along the entire western <br />property boundary, a gas station adjacent to and north of the site, single-family homes <br />directly east of Cleveland along the northern third, and industrial uses along the remainder of <br />the eastern property boundary. DNR Wetland 50W is adjacent to and south ofthe subject <br />property and DNR Wetland 203W is east of the property across Cleveland Avenue (Figure <br />6). <br /> <br />The office, office-showroom, business hotel, and restaurant uses are compatible with the <br />existing and planned uses of the surrounding area. <br /> <br />As part ofthe purchase of the property by Woodbridge, a Phase I and II environmental <br />assessment were conducted in 1994, All known environmental hazards associated with past <br />use of the site have been removed, Phase I and Phase II Environmental Assessments <br />determined that "no conditions were found to pose an environmental risk to the Property and <br />that further environmental assessment was unwarranted" (Delta Environmental Consultants, <br />Inc., 1994). <br /> <br />The proposed development presents low potential for adverse environmental impacts due to <br />previous land uses. <br /> <br />Environmental Assessment Worksheet <br />Centre Pointe Business Park <br /> <br />Page 9 of 29 <br />
