Indicate the number, location, size, and use of any above or below <br />ground tanks to be used for storage of petroleum products or other <br />materials (except water). <br /> <br />Proposed site uses are not of the type that typically require above or below <br />ground storage of petroleum products or other potentially hazardous <br />materials in tanks. Any such tank that is necessary for a future user would <br />have to be approved and permitted through the Minnesota Pollution <br />Control Agency (MPCA) and other jurisdictional agencies. <br /> <br />22. Traffic: <br />Parking spaces added: 54 <br />Existing spaces (if project involves expansion): 2,840 <br />Estimated total Average Daily Traffic (ADT) generated: <br /> <br />The proposed Centre Pointe development is expected to generate 6,890 daily trip <br />ends on a typical weekday. <br /> <br />Estimate maximum peak hour traffic generated (if known) and time of <br />occurrence. <br /> <br />At full development, the proposed Centre Pointe development is expected to <br />generate 883 trips in the p.m. peak hour of 4:30 to 5:30 p.m. Of these 896 trips, <br />213 trips are expected to be entering the site and 683 trips are expected to be <br />exiting the site. <br /> <br />Provide estimate of the impact on traffic congestion on the affected roads and <br />describe any traffic improvements necessary. If project is within the Twin <br />Cities metropolitan area, discuss its impacts on the regional transportation <br />system. <br /> <br />An addendum to the comprehensive traffic study has been performed to examine <br />the additional potential impacts of the Centre Pointe development due the <br />additional 15,000 S.F. of office usage. The detailed traffic report and addendum <br />are appended to this report as Attachment C. The following paragraphs provide a <br />summary of the traffic analyses presented in the attached report. <br /> <br />The daily and peak hour trip generation was estimated using tp,e Institute of <br />Transportation Engineers' Trip Generation, 6th Edition, resulting in the trips listed <br />above. Table 22-1 presents the current trip generation estimate along with trip <br />generation estimates prepared for the 1997, February 2000 and Spring 2001 <br />Centre Pointe development concepts. <br /> <br />Page 20 <br />
