This lot presently is <br />occupied by a Rainbow Foods, Craf~ Village, and Roseville 4 <br />Theaters. The property owner is proposing modifications and <br />additions to the existing building. <br /> <br />Th2 Engineering Departmant has revie~ed this proposal and haG the <br />foll~wing recommendations: <br /> <br />1. Sidewalk should be constructed on the south and west sides <br />of the lot. <br /> <br />2. rhe plans show an existing buildi.ng assumed to b~ part of <br />Margolis Nursery encroaching 14 feet onto this prcDerty. <br /> <br />3. The site plan does n~t show any curb along t~e east side of <br />the south half of the lot. This location also appears to be <br />a common roadway. The ~lans do not indicate a document <br />allowing this. <br /> <br />4. The existing grade of the parking lot exceeds 5.7% grade and <br />should be given considerable thQught in revising the grade <br />to less than 4% if possible. <br /> <br />5. Additional storm ~ewer catch baS1ns and leads will have to <br />be constrl\cted to pick up the ::-un-off of water pr10r t:) it <br />reach, n~ L3.rpC:1t;;"L- A-v€J1ue by sheet drainage. <br /> <br />6.
