A street assessment for County Road C-2 in the amount of$17,536.95 will be payable if <br />the plat is approved. The owner has the option of requesting the City Council consider <br />assessing this amount over 15 years. This assessment is due to the change from R -1 to <br />Tax Exempt R-l. <br /> <br />3. There is an existing five foot sidewalk easement running from County Road C-2 to <br />Centennial Drive. The plans show a Trash Enclosure located within the easement. No <br />buildings or structures can be located within any easement. To remove the existing <br />easements they have to be vacated, not just replatted over. There are also existing <br />drainage and utility easements on the site. A hearing for the vacation of these easements <br />is scheduled for the City Council meeting on June 25, 1996. <br /> <br />4. Any existing curb and gutter that is removed or any new curb and gutter placed must be <br />done as per City of Roseville/Ramsey County standards. <br /> <br />5. A permit to work within the Hamline Avenue right-of-way from Ramsey County is <br />required. <br /> <br />6. Drainage and erosion control must be in place before any grading work is started. <br /> <br />7. Detailed plans are needed for the pond area which also shows which trees are proposed to <br />be removed. <br /> <br />Variance to Height Standards <br /> <br />Required <br />30 foot maximum <br /> <br />Proposed <br />46.5 feet <br /> <br />Variance <br />16.5 feet <br /> <br />A 16-1/2 height variance is being requested for the height of the new sanctuary which is being <br />proposed to be 46 feet, 6 inches above the main floor level grade. The City Code allows 30 feet <br />in height. The church has indicated that the height is required to achieve the correct acoustics <br />within the new sanctuary. Ceiling height balances the size of the sanctuary space with overhead <br />space large enough to allow sound to be reflected down to all areas of the sanctuary. The design <br />also creates space to store acoustical equipment, lighting, and HV AC equipment. Height <br />variances for acoustical reasons were granted to Roseville Lutheran Church and Calvary Baptist <br />Church.
