<br />Vdr1ance Request for Sign Placement <br /> <br />Winsor Office Plaza <br />1935 West County Road B-2 <br />Roseville, Minnesota 55113 <br /> <br />Below are our responses to the Planning Application Narrative Requirements: <br /> <br />1. lot size - 213.444 square feet or, 4.9 acres. <br /> <br />2. Re-development of an existing off1ce building. <br /> <br />3. Building to be used as general office space, and the land for landscap1ng <br />and park1ng/access to the building. <br /> <br />4. We are requesting a variance for a non-conforming placement only of a <br />building identification monument sign. The building 1s placed behind the <br />building at 1925 West County Road B-2 and away from West County Road B-2 <br />so it is not very v1sible to people looking for the office bu11dtng. <br />Therefore, we would like to place this monument out of the street easement <br />on the property as close to County Road B-2 as possible. <br /> <br />5. The build1ng was constructed in 1974 for use as an office build1ng. The <br />DUilding has been gutted to facilitate the removal of all hazardous <br />mater~als. Now we are re-building, re-developing, and re-tenanting the <br />bu1lding as an improved, updated office building. <br /> <br />6. Parking will not be altered from previous use of this lot. There is room <br />for approximately 425-450 on-site park1ng stalls. <br /> <br />7. We request thi~ variance so people coming to the building wtll readily be <br />able to find the build1ng while driving on County Road B-2. <br /> <br />B. Dra1nage 15 not an issue here. Wiring w1ll be done underground to power <br />this monument sign. <br /> <br />9. The s1gnage will only help our future marketing efforts for the building; <br />and we feel it will be an attractive, professional looking s1gn that w1ll <br />enhance the look of the area. <br /> <br />10. Trash is not an issue. <br /> <br />11. There are no rooftop mechan1cal units, and the on grade unit will be <br />screened with fencing to match the fencing in place at 1925 West County <br />Road B-2, which is very attractive. <br /> <br />Additionally, the building is owned by a State Fanm Insurance Company <br />Partnersh1p, Winsor Jack Limited Partnership, AmberJack Ltd., its General <br />Partner, and managed by Welsh Companies, Inc., Agent.
